Landlord responsibilities |
As a landlord you have certain
responsibilities to your tenant and to the
property:
 To
maintain all electrical, heating, plumbing
and other appliances in good working order.
There are certain safety requirements which
must be adhered to.
To
maintain and repair the premises including
structural aspects such as roofs, walls and
floors.
Provide
adequate refuse bins for apartments/flats,
studios or any other type of property
excluding houses. You must also arrange for
the collection of this refuse.
Provide
adequate locks and keys and ensure that the
property is safe and secure.
Undertake
repairs to keep the property in the same
condition as when the tenant moved in,
except for normal wear and tear.
Provide
smoke detectors.
Control
infestations before a tenant moves in and
continue to do so during the duration of the
tenancy unless the problem was caused by the
tenant.
Ensure
you have adequate insurance, including
buildings and contents.
